Role Description
This is an exciting opportunity to be part of the Corporate Surveying Team at NFU Mutual, managing NFU Mutual’s occupied/leasehold portfolio. The occupied portfolio spreads across the UK (including Northern Ireland) and consists of a mix of asset classes including offices and retail.
As the Graduate Building Surveyor, you will be a key asset in supporting the Building Surveyor’s implement the property portfolio strategy. The role includes designing, procuring and managing refurbishment and fit-out works throughout the occupied estate. The role is diverse, and you will be involved in various areas of building surveying such as planned maintenance, acquisitions and initial fit-out, disposals and dilapidations, health and safety compliance and reactive repairs.
This role offers great scope to both apply skills gained throughout your studies and learn and develop invaluable new skills. You will be working in a supportive team environment, with MRICS members able to mentor/assist you during the APC process.
What You'll Do
You will assist the Building Surveyor’s in the following:
- Survey, design, procure and project manage from inception through to completion; fit-out and refurbishment projects to the appropriate quality and within agreed timescales and budgets.
- Recommend, project manage, control and monitor maintenance works at NFU Mutual properties to meet customer, corporate and statutory requirements.
- Assess, evaluate and instruct health & safety related works to ensure compliance with statutory regulations and Group best practice.
- Advise and influence the internal client on property related matters to support the Business and its operational objectives.
- Evaluate, procure and project manage contractors, consultants and suppliers to ensure that the best quality and value for money are achieved.
- Negotiate and document all necessary supporting legal documentation including contracts, licences to alter, all consents and appropriate dilapidation settlements.
- Prepare and formulate building surveying budgets as part of the Group properties financial planning cycle to ensure accurate forecasting and management of budgets to comply with internal financial processes.
Who You Are
We are looking for a driven, motivated individual who is focused on developing their career in property and has a curiosity for the management of building fabric, fit-out, fixtures and services throughout the property lifecycle.
Someone who is a good communicator, with interpersonal skills and a committed team player.
Workload will vary day to day, so it is essential the successful candidate has or develops skills to manage clear priorities and goals that deliver results. An ability to be flexible will be essential as will an ability to thrive in a dynamic performance focused environment.
The successful candidate must demonstrate a strong ethical and integrity driven approach to their personal and professional conduct.
Qualifications and Requirements
The successful candidate must have an RICS accredited real estate degree (or accredited post graduate degree) and can ideally demonstrate work experience within the sector.
The must be an intention to complete the RICS Assessment of Professional Competence and attain full Chartered status.
The role will necessitate national travel therefore a full driving licence is essential.
