Why this role is valuable
The Graduate Analyst in the team will be providing support for valuation and portfolio reporting to the Blackstone Group, including portfolio analytics and property level performance. The role is an extension of Blackstone’s asset management, portfolio management and finance teams in order to support monthly and/or quarterly valuation processes. Furthermore, the role will work with external third parties to coordinate appraisals or facilitate valuation model reviews. The position will work directly with the head of the department to continue to build out the best practice in valuation and portfolio reporting.
How you add value
The Graduate Analyst in Valuations and Portfolio Reporting will provide valuation, analytical support and performance reporting as follows:
- Completes the quarterly or monthly valuation cycle together with Blackstone.
- Supports Blackstone stakeholders with the entire valuation process, by building/updating financial models and performing valuation analysis.
- Coordinates with Blackstone portfolio companies and effectively obtains asset level information from various sources to update cash flow models with latest assumptions on leasing, rental income, operating expenses, and capital expenditures.
- Analyses market conditions from sales comparable and other parameters to drive model assumptions and to assess the value of the assets.
- Independently perform in-depth industry, market, and asset sector research and analysis.
- Provides critical analysis of cash flow and valuation movements at the property or portfolio level.
- Calculates the investment return and projects investor return distribution through the hold or sell analysis of each investment.
- Participates in Blackstone global valuation committee and reports on valuation outcomes and investment performance.
- Liaises with third party appraisal firms and advisors to engage and facilitate external valuations and model reviews.
- Supports Blackstone in its work with its Auditor to respond to questions and provide supporting documentation.
- Assists in ad hoc reporting, modelling, and other requests or special projects at the request of Blackstone.
What you bring to the role
We are looking for a passionate and driven individual to join the expanding Valuations & Portfolio Reporting team starting in September 2022. Required
- In the final year of a Bachelor’s Degree with a major in Finance, Accounting, Real Estate or closely related field.
- Strong proficiency in financial cash flow modelling required.
- Strong MS Office, particularly Microsoft Excel skills required.
- Internship or working experience in a real estate related field such as valuations, financial analysis, accounting, etc.
- Strong analytical and quantitative skills required.
- Drive and desire to learn new technologies and grow technical and functional skill sets.
- Passion for making business processes more efficient and successful.
- Excellent communication, problem solving and interpersonal skills necessary.
- Ability to multi-task and manage shifting priorities in a fast-paced environment.
- Strong attention to detail and ability to work both independently and in a team environment.
- Demonstrates confidence and capability in communicating in a variety of forums, including formal presentations, training sessions, etc.
- Some travel internationally may be requested.
Preferred
- Real estate knowledge, including broad market fundamentals.
- Familiarity with the logistics, office, and multi-family residential asset sectors preferred.
- VBA, Python, Power BI or other visualization and programming languages are a plus.
- Argus Enterprise experience is a plus.
