About The Role
The successful candidate will integrate themselves within the Delivery and Commercial Services Team to successfully manage the council’s property portfolio and demonstrate the attributes that are fundamental to becoming a successful Building Surveyor.
The candidate will be expected to deliver the highest of service standards, maintain Health & Safety excellence, and drive to improve service whilst sustaining a safe environment and excellent customer experience.
Please note, a full UK driving licence and access to own vehicle is required for this role.
What we are looking for in you
We are looking for a talented and ambitious Graduate Building Surveyor who demonstrates the attributes that are fundamental to becoming a successful Building Surveyor. You are expected to be working toward the Assessment of Professional Competence (APC) RICS, following completion of RICS accredited BSc Building Surveying Degree (or similar).
In this role you will deliver a customer focused service and deal with stakeholders in a professional manner, including other staff/officers, landlords, tenants, councillors and members of the public.
In addition, but not limited to, you will:
- Support and manage programmed, statutory maintenance and reactive repairs within agreed annual budgets. Issuing orders, managing works on site and manage invoice reconciliation including final payment stage using SLDC’s financial system.
- Prepare, manage and carry out condition surveys for the SLDC’s estate, collate and manage the information.
- Manage defects and incoming work requests, liaising with the Maintenance Team Leader and a variety of stakeholders to delivery an excellent service within SLDC.
- Carry out regular inspections of all SLDCs estate to ensure health and safety compliance and fitness for purpose. Undertake all necessary insurance inspections in order to carry out the statutory checks on SLDC’s estate.
- Support the allocated service contracts for building maintenance and testing of services, such as boiler inspections, lift maintenance, legionella testing, asbestos inspection etc.
- Support the Maintenance Team Leader, allocating work, setting and monitoring timescales for completion of jobs within agreed timescales, monitoring expenditure and provide ongoing support to develop and establish the newly formed Maintenance Team.
- Liaise with the Facilities Manager/ and Maintenance operatives to help deliver a streamline service area.
- Verify and approve work being undertaken by service providers and third party contractors to ensure that adequate standards are maintained and ensuring that such work reflects the initial order and complies with financial regulations.
- Report costs into the planned and reactive maintenance budgets, including assisting with the preparation and control of annual estimates and monitoring of subsequent expenditure.
- Review risk assessments to ensure that works can be safely executed.
- Examine and comment on proposals for repairs, improvements and alterations for relevant buildings, including reporting issues for inclusion in future Capital Works Programmes.
- Work closely with the Commercial Asset Manager, Building surveyors, Facilities Management, Council officers, grounds maintenance and be responsible for providing the essential support that is required to the Operation Lead for Delivery and Commercial Services
- Be highly motivated, drive performance and quality standards throughout, whilst responding to client requirements and needs and ensuring the service is delivered in a planned and coordinated manner.
- Comply with the councils Health and Safety Policy and Procedures including Safe Systems of Work, Risk Assessments, Manual Handling, Fire Warden Duties and Active Monitoring and Code of Safe Working Practice.
- Maintain and develop good working relationships with customers and clients and provide technical guidance and assistance to internal and external customers and to communicate effectively both written and verbally.
- Assist in maintaining a healthy, safe and secure working environment and act in accordance with the Councils current Health and Safety Policies and Procedures.
